A brief introduction to the Party Wall etc. Act

The purpose of the Act is to prevent or resolve disputes related to works to shared structures or boundaries. It provides a legal process which allows work to go ahead with agreement between all neighbours.

The process begins with a requirement for anyone who intends to carry out building works to a shared wall or near to a shared boundary to inform their neighbours.

The neighbour may consent to the works. If not, a legal agreement can be put in place to fairly address the interests of both parties.

If you are planning construction works at your property, you are required to serve notice to all adjoining owners in writing. 

Our service includes issuing notice to neighbours, a detailed schedule of condition to record the current state of nearby walls, and a Party Wall Award. 

Has your neighbour served a party wall notice?

You should now reply in writing within 14 days, and you can choose to consent or dissent. You also have the right to appoint your own surveyor.
